Landlords can capitalize on bitcoin's price appreciation, which acts as an inflation hedge, rather than solely relying on increasing rents to offset higher construction and maintenance costs due to monetary inflation. This ultimately benefits consumers, who have been particularly burdened by rising housing costs.
A phenomenon of the fiat system is the use of real estate as a speculative investment vehicle, to hedge against monetary inflation. This has many negative consequences for society. Most noticeably, it drives up the cost of living significantly. By integrating bitcoin into their financial strategy, real estate developers can maintain affordability for tenants while also benefiting from bitcoin's potential to hedge against inflation.
This approach reduces reliance on increasing rental income, helping to stabilize rent prices and ultimately benefiting tenants. This is another example of how Bitcoin can help improve everyone's standard of living. #realestate #housing

Anyone who denies a correlation between the nominal value of real estate and the devaluation of fiat value is denying reality.

Integrating #Bitcoin into Real Estate Development Financing:
Inflation severely devalues fiat currencies and erodes purchasing power. Initially, this scenario benefits the real estate sector as people invest in properties to outperform inflation, thus increasing its nominal value. Besides, inflation decreases the real cost of debt incurred to develop or purchase real estate over time, temporarily benefiting property owners.
However, in the long term, inflation negatively affects the real estate industry due to soaring construction and maintenance costs, and the diminishing value of income generated from properties. This dual impact underscores the need for an alternative strategy, such as incorporating bitcoin into credit products to hedge against the negative consequences of inflation.
My proposition is to integrate the purchase of bitcoin into real estate development financing. Allocating a portion of a loan, say 10%, to purchase bitcoin allows real estate developers to build a healthy capital base through the appreciation of bitcoin, which can be leveraged to fund maintenance, further construction, buying bitcoin or other development endeavors.
By integrating the purchase of bitcoin as part of a credit line, particularly in the inherently debt-intensive real estate sector, developers can enhance their financial resilience. This setup provides a robust financial strategy that enhances the company’s ability to navigate economic uncertainties and capitalize on the long-term appreciation of bitcoin.
It also allows developers to to hedge against the risk of real estate losing its status as humanity's primary store of value. Bitcoin offers a near-perfect digital alternative that is easier to access and cheaper to store and maintain. This strategy prepares real estate developers for a potential shift towards a Bitcoin standard, where real estate may no longer dominate, while reaping the benefits of both asset classes: real estate's cash flow and bitcoin's price appreciation. This approach can enable the private sector to become more independent of the state and thrive even amidst harsh inflationary conditions.

1. How broken our monetary system is

(4/19) This development coincided with the “Nixon shock” on August 15, 1971, when US President Richard Nixon announced that the US would end the convertibility of the dollar into gold at a fixed rate. This ushered in a new era of fiat-money, with no currency standard at all. Since then, monetary inflation rates have risen steadily. This trend has spanned cultures and epochs for thousands of years. The elite enhanced their estates to boost agricultural output and display their wealth. In the 19th edition of The Bitcoin Newsletter, I share with you a research paper that I wrote over the course of 12 months between early 2022 and late 2023.

Bitcoin is the mental exit from the system.
It is not an inflation hedge it is a paradigm shift.
As Bitcoin makes its way into traditional financial markets, we can expect that its issuance plan will become increasingly important to financial markets and central bank's decision less important.
It has become the basis of my work and my life. When making economic decisions, I no longer base them on interest rates from central banks or government decrees, but rather on the supply plan of Bitcoin.

Yes, if you take that perspective, you are absolutely right, but that perspective is based on laws created by man - property is something that belongs to one regardless of law (through a purchase, inheritance, gift or transformation of matter) - under that lens, bitcoin can never be property. But it also does not need to, what is important, is that you can control it and are not dependent on the law. Which is actually what is meant when people describe bitcoin as property. It’s actually the other way around. You own the keys but possess the bitcoin :)
Since bitcoin is digital Information that cannot be owned in the traditional sense - but owning the keys gives you absolute control over bitcoin.

The nature of Bitcoin as a digital asset makes it impossible to fit 1:1 into the framework of property as we know it. One can possess Bitcoin, but not truly own it in the conventional sense.
Bitcoin is not about ownership, but about cryptographic control.

It was brought to my attention that Bitcoin’s indestructibility makes it a more resilient SoV. Not a better one. Resiliency is just one feature. That's correct.

Controlling the Bitcoin network would cost an attacker approx. $7.9 billion in equipment and around $2,000,0000 in energy costs per hour.
Destroying a #house is much easier.
It is obvious which is the better store of value.
The cost of the equipment ($7.9 billion) is based on a calculation that suggests the three largest pools together account for 66.87% of the network hashrate (in June 2023), a whopping 242.42 EH/s (242 million TH/ s).
An attacker would therefore need more power.
To achieve this, the attacker would need more than 941,634 S19 XP Hydros - which would mean a fixed cost of almost $7.9 billion, plus a building to house the equipment, maintenance staff, electricity and cooling etc.
The cost of the hashrate is based on an extremely simplified and unrealistic cost modeling based on the price of the SHA256 hashrate on nicehash (inspired by @npub1ac8…657s).
If someone tried to buy this much hashrate, the would rise massively, making it more costly.

Bitcoin & Real Estate – I’m working on a book. 📖
In 2012, during my philosophy studies, I heard about Bitcoin for the first time. Since 2016, I have been working full-time in the real estate industry. For a long time I thought that real estate and Bitcoin didn't have much in common. But, this is not the case.
Bitcoin and real estate are similar in many ways: hard, tangible, scarce. Scarcity has quite a lot to do with the value of things, which is why certain unique pieces of art are worth so much and why real estate in a densely populated area is more expensive than in a non-densely populated area (surferjim , 2020).
Yes, RE has utility value because people pay rent to live in it or use it for production, but the value is primarily determined by the limited supply of building land.
Bitcoin’s appeal also stems from the fact that its supply is limited. There will never be more than 21 M bitcoin.
As a store of value, real estate competes with bitcoin. The properties associated with bitcoin make it an ideal store of value.
The supply is finite, it is easily portable, divisible, durable, fungible, censorship-resistant and noncustodial. Real estate cannot compete with bitcoin as a store of value. Bitcoin is rarer, more liquid, easier to move and harder to confiscate. It can be sent anywhere in the world at almost no cost at the speed of light.
This could have two consequences:
1. Bitcoin could reduce demand for real estate by acting as an easily accessible store of value that people may prefer to use for savings rather than real estate.
2. Real estate might lose the monetary premium it has accumulated in an inflationary financial system, which could flow into #bitcoin. A superior store of value.
I have developed explicit strategies for real estate investors to integrate Bitcoin into their existing business processes. So that they can benefit from the digital disruption that Bitcoin represents
Now I would like to take the time and compile the relevant articles that I have published into a book.
The overall purpose of this book is to make people aware of the disruption that Bitcoin could bring to the real estate industry because it is a superior store of value. I will share the strategies I developed so that entrepreneurs can apply them in their businesses. I will also highlight the positive social and economic disruption caused by Bitcoin's digital disruption.
The target audience of my book are RE investors and developers with an in depth knowledge about finance that want to understand why and how Bitcoin is going to disrupt the #realestate business and what particular strategies they have to learn and apply in order to benefit from this technological paradigm shift.
A second target audience is people who have in-depth knowledge of Bitcoin and are interested in learning how it will revolutionize the real estate industry, the largest asset class in the world. Its disruption will therefore have fundamental implications for the global financial system and societies worldwide.
Real estate is the world's most important store of value and the preferred form of collateral when banks lend money. Bitcoin will likely take on this role in the future.
Digital Real Estate is thus the working title of the book.

The opportunity cost of buying a #house is not being able to buy bitcoin. A bad deal. #RealEstate cannot compete with bitcoin as a store of value. The latter is rarer, more liquid, easier to move and harder to confiscate.

The fiat-based monetary system has made it increasingly difficult for innovations to emerge from the market without institutional funding.
Monetary inflation has made fiat money a poor store of value, which has made it almost impossible for entrepreneurs to save and self-fund innovation.
The capital requirement can usually only be covered by state-affiliated banks and institutes (these include venture capital firms, almost all of which are motivated to maintain good relations with the state).
This development is problematic because the state and its affiliated banks and institutions are pursuing a political agenda. They support projects that follow this agenda.
Satoshi (2009) broke through government imposed gatekeeping and the control mechanism of fiat and institutionalised credit with open (source), permissionless, sound digital money (#bitcoin), laying the foundation for progress free from the shackles of central banking.
Bitcoin is the hardest money ever created. Due to its fixed supply cap, it allows to save and preserve the value of time and effort - giving market actors the time and capital to focus on problems and find appropriate solutions.
The #Lightning Network (2015) introduced a second layer payment protocol for Bitcoin, enabling fast transactions and micropayments.
With the launch of #Nostr (2020), a decentralised protocol for the uncensorable transfer of information, we have a Bitcoin-based tech stack that serves as a basis for market participants to work, communicate and collaborate successfully outside of government control.
Innovation can now emerge from the free market (bottom-up) and is not suppressed, imposed or manipulated from ‘above’.
