@nprofile…775a this is not that big of a challenge in the modern world, but when people started building garages it was, so it makes sense that the architectural culture would evolve towards separate garages.
So my guess is it's probably vestigial from a time where people had no polymers to make seals out of, a lot less science and far stinkier cars.

@nprofile…775a You might be surprised how hard it is hahaha. I can absolutely be done of course but requires careful design.
Houses are often under negative pressure from kitchen and bathroom exhausts or combustion appliances, so seams suck air in. This means your garage-to-living-area door must be *better* sealed than all your other openings, so that almost no take-up air come from the garage. And these seals must work for decades across seasonal swings in pressure and temperature.

Eco tip for the homeshop: Acetone is a biodegradable solvent with relatively low toxicity that is extremely effective at dissolving stuff like grease, glue, and certain plastics.
Sub-tip: you can mix 30% acetone with 70% vegetable oil (any liquid one will do) to make a really good, biodegradable penetrant and never have to buy WD-40 again.

I think there are issues that make it unsustainable in the real world, minly because it takes one selfish and skilled person to weasel their way to a position of power (by knowing something others don't) and game the system.
Not that we're straight-up doomed, just that human greed will always be a force that's present and causing attrition to the greater good.

It's worthy to mention that social security is undermined in a big way by landlordism (not all landlords are bad but this is inherent to the institution) since supply is fixed and demand is set against however much people fear becoming homeless, so they'll pay however much is asked until they are physically unable to afford rent.

@nprofile…775a Ironically he co-bought the building with another childhood friend who had always been very clear he wanted to do this, and got stuck doing all the work because he is *not* an absentee landlord.
It's hard for me to find faith in the idea that people can be more than what they choose to do. Maybe my mindset will evolve but right I now see it as a sheep/shepherd thing, where most people don't want to think too hard so they follow convenience, even when lies are being peddled.

What I wanted to point out that many people who hold that belief do so because of self-interest and would 180 if they ever became wealthy.
I'll always remember my childhood friend who was a diehard communist until he got money, then bought a rental property and became an absentee landlord before even buying a house for himself.

@nprofile…775a Hey I actually kind of get that, my friends growing up were not great and I also had to teach myself how to just be chill and not preemptively attack people (verbally, not physically).
Maybe you're right. I just feel like it takes too much time for many so by the time they mellow out they've already caused damage which is going to be a lot harder to fix than it was to do.
It is what it is, in any case I should be as kind as I can and offer what I wish i had been offered.

Most like the idea of helping people, but few are willing to put up with seeing a dishevelled man sleeping on a park bench close to their house. Or seeing/hearing a schizophrenic man have a psychotic crisis. Genuine compassion takes a real toll on the soul, not everyone is strong enough for that and it's a damn shame.
