(And almost certainly not the only place this happens - both with rents and via other similar software as price sharing mechanism to allow for price fixing by the biggest vendors in a given industry)
I would guess that there are also layers to this price fixing. Not just the software company and big landlords but likely some participation (and at least indirect pressure) from banks and other lenders
