tbh I'm guessing the basement is not counted in that number?? We had a similar postwar house with unfinished basement in Kentucky and it was a 30x30 square footprint but counted as 1,400 with finished attic bedroom and add-on back sunroom.
anyway it's the land and trailside location I'm really interested in, the relatively small interior square footage just means less space to heat & cool
