If, in theory, for the equivalent of £1, you could buy a vacant "commercial" space - a vacant shop, pub, office etc. - what would you do with it?

I pondered whether the (formerly) vacant pub at the end of the road would make a good cafe and co-working space.
I also wonder if a LAN gaming cafe might be popular, even if only for a while.
A permanent / regular repair cafe?
