
The Terracap Agency for the Development of the Federal District published two direct sale notices for occupants of residential and mixed-use properties located in the former areas of conditioned parceling (APC) of the Vicente Pires Housing Sector. There are 382 properties in total. Proposals for purchase or land concession can already be submitted. Both notices, with addresses, sizes, and prices, are available for download on the agency's portal. Most of the Vicente Pires Sector 1, known as Jóquei Clube, has already been regularized. Around 1,000 properties have been made available in direct sale notices. Now, there are remaining lots that depended on more detailed environmental studies to advance in regularization. Notice 02/2025 includes 365 residential properties. Residents have until June 10th to submit their proposal for purchase or concession to Terracap. The land prices start at R$ 119,700 (200.19 m²) and already include the deduction of infrastructure made by the occupants, as well as the value added by this implementation. Direct sale Notice 03/2025 brings 17 properties registered for non-residential, single-family use. However, some properties may be acquired as residential, due to factual circumstances. Occupants have more time to submit their proposals: until July 10th. The land prices for mixed-use start at R$ 103,300 (171.17 m²) and also include the legal discounts. In both notices, this is the first time the properties are included in a direct sale notice. Those who register with Terracap and opt for immediate payment will have a 25% discount on the property's sale price. Registration is mandatory and a prerequisite for the regularization process. Financial institutions offer specific loan lines to finance properties originating from land regularization. So, those who opt for a loan from one of these institutions will pay the bank in installments, but in full, with a discount to Terracap. Residents can also parcel the land financing - in this case, the maximum payment period with the agency is 360 months. According to Terracap Resolution 269, the same property can be included in up to three notices, but with a gradual reduction in discounts and benefits. How to submit a proposal The proposal for purchase and required documentation can be submitted to Terracap in two ways. In person, at the agency's headquarters - Setor de Áreas Municipais (SAM) - behind the Palácio do Buriti, Bloco F, from 7am to 7pm. The other way is to send the material remotely, through the Terracap website. For those who do not want to personally attend to make the delivery, the entire procedure can be done online, through the Terracap website or mobile app, available on Android and iOS platforms. Look for the 'Services' menu. When you find it, click on 'Regularization - Direct Sale'. Opening 'Terracap - Online Services', access the platform with your login data. On the initial page, click on 'Regularize Direct Sale'. Select 'Regularize Direct Sale', then 'Step 1 - Property Selection'. After creating the registration, a new step will be inserted: 'Step 2 - Create Proposal'. At this point, the confirmation of the inserted information and the upload of documents will be made.
