You're significantly overestimating Iran's military, and underestimating West's. If you believe "we'll lose because we lack the whites", then that implies Iranians will win because they are whiter than Americans.
The Muslim world is not as united behind Iran as you think, the Arabs would be willing to provide a staging area if it meant reducing or eliminating Iran's offensive capability. Iran keeps trying to export its revolution by advertising to shiites in other countries and the Saudis and the GCC would love to not have to deal with that anymore.
You don't need to control every square inch of the country, only the economically productive parts like major cities, oil fields and refineries, factories, and farmlands which all are connected through a highway system. And this is assuming you would want to go for a regime change war.
