always been bonkers that Juneau built out cul de sac /ranch house neighborhoods next to a glacial outflow river, and directly downstream of a very dynamic glacier and ice field. in the near term tho, very scary for folks who live there, and a huge blow to a town that has such a terrible housing shortage already
