The number of loans underwritten to strip centers with Walgreens as the anchor tenant is quite significant. This is 08-09 all over again. Ironically Walgreens replaced a lot of the former anchor tenants that were washed out and caused the sale of strip centers for 30-60 cents on the dollar. The new buyers got a AAA rated tenant, and new debt was lent to the new buyers. Many loans were even increased after the multiple 5 year terms. Enjoy the show.
