I think the big problem (hindsight..) is that
1. In 2000-2008 we had the mortgage boom / liar loans because property always go up etc etc (see The Big Short)
2. In 2008-2020 we had low interest rates because the banks were Northern Rocked or Lehman Brothered
3. In 2020 we then had lower interest rates because of covid
4. Then (UKonly) we had brexit
So we have had 20 years of low interest rates as a result of poor regulation and now we have mean reversion.
